2. City water available and in place -- Costa Rican law requires city water be in place in order for you to get a building permit.
3. Protected from the wind, which is why there are so many different trees and crops and why so many different birds come here, including a family of resident toucans and the elusive bat hawk which comes to nest every year.
4. Electric and telephone lines in place -- When looking at land, always ask if
it has access to electricity. If it is too far from the main road or is on a private access road, ICE (the Costa Rican electric and telephone company) may require you to install your own transformer and put in your own electric lines, which is very costly. The same goes for telephone lines. There is good internet access.
5. Building permits have been granted based on soil study -- In order for you to build, you need an assessment of the stability of the soil. If it is too loose, you can�t build, but our soil is just right.
6. TWO Additional plots for another house, pool, large green house, etc. have already been developed. When you look at land, the cost of developing it must be factored in.
7. A lovely stream runs through the property at one border.
8. A pristine spring feeds our tilapia pond ALL year-round.
